The assets are managed fully in-house by our team of lettings, property management and credit control experts. A key requirement of this position is to develop, train, recruit and manage those colleagues.
This opportunity is unique, the job is varied and provides good levels of autonomy and support. The chosen candidate will receive exposed to all areas of residential real estate management. Over the next 12 months, we intend to review all current processes and reshape where appropriate to drive efficiency and deliver best-in-class service. This role will be a key part in that project and will be key in delivering the new SOP’s and strategy.
Additionally, the company has a pipeline of approximately 4,000 residential apartments. The chosen candidate will develop a management strategy, onboard and oversee the launch of those assets.
Budgeting and valuations.
- Preparing building budgets
- Supporting senior team in appraising development opportunities
- Preparing reports for management team and lenders
- Basic cash flow analysis
Compliance / Health and Safety
- Working with site teams to ensure risk assessments are completed
- Ensuring compliance related remedial actions are implemented
- Keeping on top of maintenance reporting
- Ensuring periodic certification is up to date
Lettings Management
- Directing the lettings team, setting priorities and managing the day-to-day needs of the team
- Managing relationships with external agents
- Carrying out market research to ascertain market rental figures
- Organising marketing materials for properties on a periodic basis
- Keeping record of lettings related expenses and managing contracts with third party lettings service providers
Planned and major maintenance
- Oversee delivery of PPM’s
- Deliver larger CAPEX projects
- Ensure major plant and machinery works are delivered successfully by maintenance teams
Parking
- Managing relationships with third parties that offer parking in the residential portfolio
- Overseeing the contract with the parking enforcement company
- Ensuring the building teams are actively renting car parking to tenants and local businesses
Utilities
- Taking the lead on a portfolio wide re-billing project
- Ensuring utility teams are recovering all utilities charges from tenants
