Our Client are currently looking for an experienced Day Porter to work at a luxury residential development based in South West London (SW15).

Hours: ? Monday to Friday 8am - 5pm

(Saturday 8am - 12pm: subject to discussion for the right candidate if you are not able to work Saturday's)

Salary: £27,000 annually

Duties include but are not limited to:

  • Being the first point of contact and provide an efficient and courteous service to all residents and visitors
  • Ensuring buildings are at all times kept in a clean and tidy condition and ensures efficient and smooth running of the day to day operations
  • Responsible for day to day operations and the general cleanliness of the development.
  • Patrolling the site regularly ensuring that all tasks are complete, and residents and visitors are attended to.
  • Responsible for dealing with and referring first line enquires/issues from residents and visitors to the Property Manager.
  • Take in parcels when requested for absent residents.
  • Greet and direct delivery drivers and visitors to the relevant property. Approach unknown persons and guide them or take action where necessary.
  • Give utility company representatives access to the back doors to check meters.
  • Keep residents' keys (and burglar alarm codes) secure at all times when in possession of them.
  • Record details including date and time of issue, identity of key, issuer and recipient to whom returned in the log when the resident's keys are issued.
  • Issue letters for the cutting of security keys to authorised tenants as requested (still required for back doors of blocks). Keys are to be issued only to those persons authorised to receive them.
  • Patrol and monitor car parking area (at least 4 times in the day), record all unauthorized vehicles, take action where necessary and report persistent car parking offenders to the Property Manager and/or parking enforcement company.
  • Manage the timely preparation and issuing of the annual resident and visitors parking permits in accordance with the prevailing regulations.
  • Manage and maintain lists and databases of all pedestrian and vehicle fobs.
  • Delete any lost or stolen fobs from the system to prevent unauthorised access.
  • Issue replacement fobs and charge for these according to the replacement policy via the service charge account by reporting these to the property manager.
  • Following changes of ownership or tenancy ensure fobs are returned and re-issued as necessary.
  • Support the property manager in obtaining quotes for major and minor works required at the development. This involves working by phone and email to ensure quotes are obtained and reviewed in a timely manner.
  • Maintain a diary of expected events involving contractors working for the development and where possible contractors working directly for residents (in particular for major works and re-fits).
  • Deal with contractors and their vehicles when on site. Ensure all contractors are aware of the house rules and monitor compliance. Ensure visiting vehicles are parked only in the parking bays beside Block one facing the road. At their own discretion and where appropriate direct visiting contractors' vehicles to be parked outside the development on the road after unloading and after 10.30.
  • Respond to residents' security systems/burglar alarms and any concerns when appropriate.
  • Monitor CCTV and report any incidents or breaches of security to property manager. Log any incidents or occurrences in the occurrence book.
  • Check and ensure that the main gates, front block doors, garden gates, garden doors and back doors are securely locked per the agreed schedule.
  • Ensure that fire and security systems / entry phones, lift alarm systems etc. operate correctly and are tested regularly.
  • Ensure all communal areas are kept secure, safe and in a clean condition. (Ensure cleaning contractors vacuum the blocks' front entrance carpets every twice per week)
  • Identify any hazards and act/escalate as appropriate to the Property Manager.
  • Attend emergency call outs via the duty mobile phone as required within normal working hours.
  • Carry out basic maintenance checks including checking reports of leaks between flats, problems with the garages or other buildings.
  • Provide reports of defects to the Managing Agents.
  • Carry out maintenance tasks as directed by the Board, property manager or a building surveyor as appropriate (e.g. paint touch ups, watering the gardens in summer or other)
  • Ensure all drains are kept free of leaves and litter and free flowing.
  • Carry out small and manageable maintenance tasks such as changing light bulbs in common areas when necessary.
  • Adjust time clocks for operation of common area lighting as appropriate in consultation with the Property Manager.
